IN SHORT
A developer's floor plan shows where the kitchen sits and the intended position of the door and window, and it may show the sink and other fixed points, but it is not a survey of the finished walls. Use it to mark the fixed points and sketch cabinet runs, then measure the real room after handover before any drawing is final.
When you collect the keys to a new condo or terrace house, the kitchen on the floor plan and the kitchen in front of you may not match exactly. Pipes can end up slightly off the drawn position, walls can finish thicker than drawn, and the window can sit a little differently. The plan is still the right place to start. This guide shows how to read it, which fixed points to mark, and how a plan turns into runs of cabinets.
A floor plan shows the intended position of walls, door and window and, depending on the plan, fixed points such as the sink position, a waste outlet or a gas point. It tells you the shape of the room, whether it opens onto a dry kitchen or a service yard, and roughly how much wall is available for cabinets. It does not show the thickness of the final wall finish, the exact position of pipes after construction, or how level the floor and ceiling are. Treat the plan as a statement of intent. Collect it from the developer's office, keep a copy of any revised version, and use it for the first sketches, not for ordering anything.
Mark the points that are hard to move: the door and how it swings, the window and its sill, the sink waste, the water supply, the gas point, the electrical distribution board, the air-conditioning pipe and any column or beam that projects into the room. Add a note for the extraction route if the plan shows a duct or a ceiling void. Then mark where the fridge will go, since it needs a socket and room to breathe. Once these are on paper, you can see which walls are free for cabinets, where the sink run must be, and where the hob can go. Anything uncertain goes onto a question list for the builder or the developer's office.
A narrow room with services on one wall becomes a single straight run, or a galley with a run on each side if the room is wide enough for a clear aisle. A square room with services on two walls becomes an L-shape. A broader room can take a U-shape, or an L with an island or a peninsula if the clearances allow. A kitchen with a separate wet and dry area splits the cooking and washing from the serving and storage. Draw each run as a line along the wall, then place the sink, hob and fridge in an order that matches how you work. The aim is a clear working path between them, not a fashionable shape.
Between the drawing and the finished room there are tiles, plaster, skirting and sometimes small construction differences. A wall that is drawn straight may lean slightly, and a column may be wider than shown. Measure the room again once the walls and floor are finished, and measure the heights as well as the lengths. Give the cabinet maker the chosen layout, the fixed points and the measurements, and let them check the room on site before production starts. This is the same reason a cabinet drawn from the plan alone can arrive and not fit. The measurement visit is not an extra; it is the step that turns a layout into a cabinet drawing.
Where the sink sits decides which carcass faces the most water, so that run deserves the most care with board, edges and floor clearance. Where the hob sits decides where oil and heat reach the doors. A wet kitchen next to a dry one means two environments in one plan, with the wet side facing the harder use. A window beside the worktop can send rain splashes onto the units beneath it. Whichever board is proposed, ask your builder to name it for each run, and to say how the cut edges are sealed. JIYU supplies 18mm plywood, made of 11 layers, for carcasses and shelves, and 6mm for backs and drawer bottoms.
Can I design my kitchen cabinets from the developer's floor plan alone?
You can sketch a layout from it, but final drawings need measurements taken in the finished room. Walls, floors and ceilings may differ from the drawing.
Where do I get my kitchen floor plan?
Ask the developer's sales or customer service office, and ask for the latest version. If you only have a brochure plan, ask whether a more detailed layout exists.
What if the pipes and points are not where the plan shows?
Tell whoever is drawing the cabinets before the drawings are final. The cabinets should follow the real positions of the pipes and points, not the ones printed on the plan.
Can JIYU turn my floor plan into a kitchen layout?
JIYU builds built-in cabinetry such as kitchen cabinets and wardrobes. Send us your floor plan, and we will tell you what we can quote on, then confirm the layout against measurements taken in the finished room. Plumbing, electrical and ceiling work are subcontracted, because JIYU is not a main renovation contractor.
How many sheets do you need?
Enter your cabinet size and get a cutting list plus an estimate of 18 mm and 6 mm sheets.

Send us your floor plan and kitchen measurements on WhatsApp, and we will quote on your specification. A third-party test report covers a sample we submitted: ENF grade means 0.025 mg/m³ or lower under GB/T 39600-2021, and that sample measured 0.022 mg/m³ (report JC26-WT0087). Board orders leave our Puchong warehouse within 3 days (arrival depends on the courier), and the board carries a 10-year limited warranty on manufacturing defects in the board (delamination, cracking not caused by external force, moisture blistering from a defect).
